The Brief

An internet enquiry from someone looking to curate a property investment portfolio. After our first two successful purchases, we have gone on to purchase three further properties for this client. All properties had to be easily let and therefore layout and proximity to transport became paramount, as this would increase yield, add value and ensure an easy and quick let without any void periods.

The Search

TLR chose locations throughout London that would benefit from the opening of Crossrail, London’s major infrastructure transport scheme. This was the rule book for the client and TLR to abide.

The Result

Five properties have been purchased to date in four locations: W1, EC1, N1 and SW4. Average yield of 4.5% in the first year. The original intention had been to purchase in Battersea and Nine Elms. However, TLR advised to consider other more established or indeed safer areas. These apartments have all increased in value since their purchase and continue to provide a good investment.
