STAMP DUTY RATES
For a single property purchase, no SDLT will be paid on the first £125,000. Between £125,000 and £250,000 buyers will pay 2% within this band, 5% on the portion between £250,000 and £925,000, 10% within the next band up to £1.5 million and 12% over that.
For example on a £2,000,000 house purchase, the SDLT will be £153,750 and the effective rate is 7.7%.
For additional property, such as buy to let or second homes, there is now a 3% surcharge applied to all bands.
For example on a £2,000,000 house purchase, the SDLT will be £213,750 and the effective rate is 10.7%.
BUYING RESIDENTIAL PROPERTY THROUGH A COMPANY
Stamp Duty Land Tax (SDLT) is charged at 15% on residential properties costing more than £500,000 bought by certain corporate bodies – or ‘non-natural persons’. These include:
• companies
• partnerships including companies
• collective investment schemes
These bodies may also need to pay Annual Tax on Enveloped Dwellings. This is an annual tax payable mainly by companies that own UK residential property valued at more than £500,000.
