Balham and Tooting
SW12 & SW17
Balham and Tooting are very similar locations, within the London Borough of Wandsworth. Balham is the wealthier cousin, providing a greater range of facilities and amenities, some excellent restaurants and bars. Balham is adjacent to Clapham so the gentrification has clearly happened there first. Both areas share the extensive green space of Tooting Bec Common. And if a further sign of gentrification was required, both benefit from a Waitrose store.
The housing stock to both areas is similar, mostly Victorian and Edwardian, arranged as terraced houses and converted apartments. Both areas provide a range of shops and facilities. However, Tooting Broadway has the greater density of shops.
Both areas appeal to young professionals and also families with great schools and facilities close to hand, useable and accessible outside space and a true community feeling.
Tooting also benefits from the famous St. George’s Teaching Hospital and Tooting Bec Lido.
