The Brief

An introduction from a private bank to one of their long standing clients, who upon re-location from Switzerland. required a London home. The client worked in advertising and was looking for a ‘cool’ apartment or house close to Richmond.

More than just a party house, a sanctuary.

The Search

TLR previewed fifty properties for each area, and then narrowed them down to twelve properties in three different SW London postcodes for a first tour with the client. It was established that a more ‘family type’ house was required with possible scope for improvement.

 

The Result

A large period cottage off Kew Green, close to Richmond was acquired.  As the first people to view the property and understanding the potential for improvement, we were able to purchase at a price of circa £150 per sq ft below the market level for the area at that time.

The London Resolution were fantastic partners for me on my property planning decisions.  I needed to achieve the best property investment with a home I wanted to live in.  Left to myself, it might have been difficult to strike the right balance between a rational and an emotional decision. With the support of Marcus and Peter, I had the best advisors to challenge me and suggest potential where I had not spotted it.

They were able to discern my ‘real’ brief for my future home from a frankly random set of criteria, identify a long-list of potentials that they had pre-vetted, arranged a chauffeur-driven morning tour of no less than 17 properties, initial floorplan thinking, negotiate brilliantly and ultimately secure my property.  

For my peers who suggest they could do this job themselves, I challenge them to consider that they work with executive coaches, stylists, private PA's and personal trainers in other facets of their lives to achieve more than they can alone.  Why would you leave such an enormous financial investment decision to yourself…. invest in your and your family’s future.
