The Brief

A personal referral from someone in the oil industry. The clients were a British couple who were keen to have the equivalent of an hotel room in a central London location. It was for their own use, for entertaining friends and family. Mayfair was, initially, the only location.

A boutique development providing more than just a hotel room! A luxury apartment with a view.

The Search

We included Covent Garden and St James’s within the search. It was important to find the right unit. It became clear that a new build development was preferable, ideally with concierge and parking. As entertaining was the main driver, reception space and circulation space were paramount, rather than number of bedroom suites.

The Result

The difficulty with purchasing ‘off-plan’ is fully understanding the level of specification.  In many cases, show apartments are not a great reflection on the quality that is often achieved in owner occupier re-modelled second hand homes.  That was not the case with this scheme, where our client purchased a second floor lateral apartment in a new build scheme (bought off-plan) in a boutique development with a particularly high level of specification which did not alter upon completion. Mayfair was pipped to the post by a beautiful apartment in St James’s.

We tasked Marcus and the team with the challenge of finding us something new and ideally off market! They did not fail. We were the first purchaser to offer and exchange within a new scheme, prior to the development coming on to the open market. Marcus also negotiated parking, adjoining but not on site, a furniture package and also additional storage (in excess of the offering), for the lowest price within the building. We were delighted. The view still astounds me today!
